In need of a commercial mortgage and I have a question also

Hello,

I have a friend who is in need of a commercial mortgage A.S.A.P.

She will be purchasing my grandmothers Estate property which is in McConnells South Carolina.

My question is this, if the Estate has an appraisal value that is much higher than the loan amount she wishes to obtain, would that make the obtainment of the loan easier to get and how fast could the loan be given to her?

The Estate is valued at $7.8 million and she would need a loan of $5 million. The Estate will be used for either a Bed & Breakfast or Bridal Banquet Hall. Please get back to me A.S.A.P as time is of the essence!

We do not know of anyone who could facilitate this commercial mortgage.
