I am looking for a mortgage. I currently have a 470 credit score. The purchase price of the home is 80K in Philadelphia. Once I sell my current home I will have approximately have 8K to put down. Will I be able to get financing?

I also make 75K a year. No dependents

The house has not been valued but the same houses with exact square footage have sold between 95K and 120K in 2005 and 2006.
